Rental Policies & Procedures
All units are inventoried and inspected before and after each occupancy. Guests agree to be personably liable fore any and all damages to the unit. Guests authorize the use of credit cards presented and/or cash deposits for damages. Damages include but are not limited to the following:
- Damage done to the unit or its contents including the linens.
- Missing items upon departure check. (This includes transfering items to other units)
- Debris, garbage and discards are not placed in proper containers.
- Soiled dishes not placed in the dishwasher.
- Exceeding the maximum occupancy of the unit.
- Smoking or evidence of smoking in the unit. (All units are non-smoking)
- Stains in carpet, upholstery, countertops, or soft goods within the unit.
We respectfully request that you remember you are staying in someone's home during your visit; please treat it with care.
Any damage noticed upon arrival should be reported to 512-797-1091 immediately. If damage is not reported, your credit card or cash deposit may be charged for the cost of the repair. All general maintenance should also be reported so the unit can be kept in good repair.
Reservation Deposit Fee - All reservations will be charged a one-time fee of $250.00 at the time of booking. You will be refunded the full $250.00 if their is no damage to the unit.
If You Must Cancel - Once booked, 100% refund for cancellations with-in 60 days of booking. 50% refund for cancellations with-in 30 days of booking.
Payment - Full payment is due prior to your stay. Rental rates are subject to Florida state and locat taxes. Refunds will not be given for late arrivals or early departures.
Inclusive Fees - Their is an additional one-time linens setup and cleaning service fee. DAILY MAID SERVICE IS NOT PROVIDED. An initial set up of trash liners, paper products, and toiletries is provided. Extra items are the responsibility of the guest.
Standard Policies - Check-in time is after 3 P.M. and Check-out time is at 10 A.M. - All units may not be ready for occupancy by 3 P.M. Your patience is appreciated.
Absolutely No Pets are permitted in rental units or on resort grounds under any circumstances. NO EXCEPTIONS. If any evidence of a pet(s) is found in your unit or on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit.
Age Policy - We will not rent to vacationing students or singles under the age of 25 years of age unless accompanied by an adult gaurdian or parent.
Rate Changes - Rates are subject to change without notice.
Hurricane Policy - Refunds will not be issued unless:
- the National Hurricane Center advises that we are in a named "Tropical Storm/Hurricane Warning Area" and/or
- a "Tropical Storm/Hurricane Warning" has been issued for the residence are of a vacationing guest.
